Q.Can a landlord demand payment of the first and last month's rent and a security deposit?

A.In addition to the first month's rent, a landlord may demand or receive a security deposit, whether as straight security, as last month's rent, or a combination of the two, so long as it does not exceed two month's rent for an unfurnished apartment, and three months rent for a furnished apartment.
