Q.How often can my landlord raise the rent?

A.First, the landlord cannot raise your rent during the initial lease term (rental agreement or lease for 90 days, 6 months, 1 year, etc.), unless the lease specifically allows a rent increase.

If you are on a month-to-month tenancy, the landlord can increase your rent up to 10% but only after at least 30 days' advance written notice of the rent increase. The landlord must give a tenant at least 60 days' advance notice if the rent increase is greater than 10 %.

If you live in a building that falls within a city or county's rent control ordinance, however, there are greater limitations on when and by how much the landlord can raise your rent. California cities with rental control ordinances.
